Default Dual Monitor PC Lag

Hi, For the past few days whenever I have 2 applications running on a Dual monitor I get heavy PC Lag, Especially when watching videos, even if Team Fortress 2 Says its getting 200 fps It looks like im only getting 30, However when I have the 2 apps running on 1 of the monitors I get no lag whatsoever, I have 2 Monitors 1 is 1920x1200 and the other is 1920x1080, I have a Ge Force GTX 770 and an i5 3570k so I don't think hardware is the problem.
I've already tried downgrading my driver because I recently update to the lastest one when the problem occurred but I'm not sure if that's responsible. Ive checked my GPU and the load doesn't seem to be very high for it to be bottle necked etc. I have Windows 7 64 bit.

I had similar troubles at one point.. Turned out it was the cable type. Try switching cable / interface types.
