Its been a while hope everyone's doing fine!

Right to the point, I'll be replacing most of my sig PC with this build:

- I'm already set on the 5820K no need to go over that one. Where i could use some help is on the mobo, which one would you recommend within the $230 range? I don't plan on doing any SLI, but I will OC the CPU ( no liquid cooling though).

Any feedback regarding other parts are very welcome, cheaper, better, e.t.c.

Just fyi I will be using this PC mostly for gaming, VMWare, and lots of video transcoding.

Not a fan of buying off ebay PC parts.
When you said

what do you mean by that?

I will not get a decent bump in performance compared to what I'm using right now?
 
I went from a 3960x with an Asus X79 WS board to a Xeon 1650 V3 (basically 5930k) and eVGA X99 FTW K with no difference in performance (I only did it because free CPU and cheap review sample board from a friend). Since your 2500k is already at 4.5 you'll only get performance increases for gaming through a new GPU. The reason I said Ebay Xeon is because you can get SB-E 10 core samples for around 150 bucks a pop. Understand you don't trust Ebay, but you can return DOA samples for a replacement or refund. I already did it myself. This would be WAY better for VMs and transcoding than a 6 core that's being used in the background for gaming. Always remember, when running VMs your host will consume some of the resources and with a 6 core + HT you're limited to the amount of threads you can allocate. I'm sure you already know this, but if your VM work is serious you might want to consider a second machine in case new hardware crashes on you.
